Seems a little too good to be true. . .
When I read it a little more closely, it almost sounds like it's built right in a swamp, which would be horrible for bugs and foundations.
I mean it's the South, so you'd have all the gangs / gun violence / race / weather problems coming in there, and it's a smallish small town so I really wonder about the amenities. . . you'd have to have a car.
And yeah, lots of questions enter my brain when something is set up to be so fabulous, like "Remember the Sunnyvale Trailer Park when it was all supposed to be so fabulous, dear?" Kinda thing.
I think we should establish a "Cubaville" personally would be a hit with the immigrants in the South. :-)
